This service assesses the relative performance and viability of differing development options at inception and re-evaluates their ongoing viability throughout the development cycle to account for changing internal and external variables.
We use our own unique in-house developed tool to model the varying scenarios and variables. The tool can be used on one-off stand-alone projects or on complex multi-site high value schemes with lengthy development programmes.
The modelling tool is based on a conventional development appraisal technique but has been developed by RLB to respond to the differing input and output requirements of the various stakeholders engaged in the development and regeneration process. These stakeholders include private developers, funders, public sector partners, JV partners and end users.
We have a strong track record in the financial and economic appraisal of complex regeneration projects and in securing JV investments and major grant awards in compliance with Treasury Green Book requirements.
Our tool generates multi-option appraisal scenarios, sensitivity assessments, risk appraisals and "what-if" reports.
When appointed throughout the development life-cycle we can benchmark expected returns with actual returns and provide sound objective early warning advice to help track, off-set and identify mitigating solutions for projects in distress.
Financial Viability Assessment and Life Cycle Costing are mutually complementary. They share common functional components and data which are dynamically linked to a range of input variables and sensitivity scenarios.
