Risk Mitigation

Client and Stakeholders are becoming increasingly demanding in their search for sufficient information to ensure a level of confidence is achieved and maintained in terms of enhancing value and mitigating risks. Any project exposing them to unacceptable risks is unlikely to proceed.

Rider Levett Bucknall can provide strategic advisory services targeted at Risk Mitigation reviewing the scope of required work, identify project risks, prioritise key issues, provide risk analysis and develop risk management action plans customised to suit.

Apart for initial development appraisals Rider Levett Bucknall extend their property knowledge to review the majority of risks associated with property. Two of these areas are:

Technical Due Diligence (for Owners, Vendors, Purchasers and Tenants)

Due Diligence should be a systematic and structured process with defined objectives. Commonly it requires the application of a wide range of specialist skills within imposed budget and time constraints. In many cases this will require the engagement of specialist consultants. Due Diligence, in the broadest sense, should be seen as a vital part of an organisation’s ongoing process of Risk Management.

Each commission is potentially different; however Client objectives are commonly based on the following needs;

  • discovery of relevant information within defined parameters,
  • quantitatively determine the 'value' or 'liabilities',
  • identify and measure associated risk elements / exposures,
  • facilitate effective management decisions, in order to optimise return on investments.

Rider Levett Bucknall act on behalf of either Owners, Vendors, Purchasers and Tenants to ensuring that long-term asset ‘values’ are reviewed, monitored and maintained.

Insurance Advisory

The time and cost of full or partial property losses requires careful evaluation. A replacement cost assessment for insurance purposes represents the most basic of provision for a property risk register. This pre-emptive measure considers a building’s current scope and condition can form the basis for subsequent reinstatement to the satisfaction of the Owner. A properly replacement cost assessment, allowing for the full cost of reinstatement including such factors as demolition, redesign fees and cost escalation over time, will invariably expedite the satisfactory resolution of any insurance claim, particularly where partial damage is involved.

Rider Levett Bucknall Advisory also provide capital and life cost advisory support, value studies and options analysis of specific financial requirements, functional and spatial issues, environmental impacts, project delivery and user requirements in the context of both existing assets or proposed projects.
