144 Oxford stands today as a symbol of sustainable, high-performance office design. The development features two office towers connected by a dramatic central atrium, with a 25-metre steel girder creating a column-free space that enhances openness and natural light. High-performance glazed façades reflect the energy of Oxford Road while offering panoramic city views, establishing the building as a prominent landmark in Rosebank.
Sustainability was a central focus from inception, with the project earning multiple accolades from the Green Building Council of South Africa (GBCSA). It achieved a 5-Star Green Star SA Design Rating for the base building and, more recently, a 6-Star Green Star Interiors Rating in 2024 for tenant Anglo American’s fit-out, recognising the project’s world-class environmental performance. Energy-efficient systems, rainwater harvesting, water-saving fittings, and water-wise landscaping all contribute to its long-term sustainability and reduced environmental footprint.
RLB was appointed by Growthpoint Properties to provide full-scope quantity surveying services for both the base building and tenant installations. Originally planned as a mixed-use scheme, the project was reconfigured early in construction to a multi-tenant office building. Through proactive cost management and close collaboration with the professional team, RLB ensured that the redesign and subsequent construction progressed efficiently while maintaining both quality and budget integrity.
