Romer House Waikiki underwent a comprehensive renovation to transform the existing hotel property into a modern hospitality destination. Originally constructed in 1960 as a 10-story residential building, the property has seen multiple iterations over the decades. The latest transformation was designed to deliver a boutique resort experience that reflects the local character of Waikiki, with thoughtfully curated amenities including a cocktail bar, indoor-outdoor restaurant, and a poolside retreat.

The project introduced significant upgrades to both the building’s infrastructure and guest experience. A major design element involved converting the original single-loaded corridors into double-loaded corridors, nearly doubling the number of guest rooms. This reconfiguration required rerouting key systems such as A/C ducts, the main sewer line, electrical mains, and fire sprinklers, an effort that demanded careful coordination and creative problem-solving.

Rider Levett Bucknall provided Project Management and Cost Consultancy Services throughout the transformation of Romer House Waikiki. By facilitating clear communication among all project stakeholders and implementing creative scheduling strategies, RLB helped maintain project momentum and minimize disruptions. Rider Levett Bucknall’s ability to adapt to evolving site conditions and provide cost certainty was instrumental in delivering a successful transformation of this Waikiki property.
