Lender Services

Our Lender Services are designed to provide lenders and real estate investors with comprehensive insights into the physical and technical conditions of the projects they finance or acquire. Divided into two distinct phases, our team at RLB employs a comprehensive approach to ensure every aspect of the construction process is meticulously monitored and thoroughly reported.

Phase I – Due Diligence Review

Lenders and real estate investors need to understand the physical and technical condition of projects they finance or acquire. At RLB, we ensure comprehensive due diligence with a Preconstruction Project Overview, Projected Performance analysis, Contract Review, and Contingent Equity assessment, providing the same level of detail as market feasibility reports and real estate appraisals.

Phase II – Monitoring

The objective of construction progress monitoring is to serve as the lender’s source for on-site construction information. If applicable, RLB will confirm information provided by the loan recipient and will provide the following services, usually on a monthly basis. These services include site inspections with photographic documentation of the site, construction progress reports, lien waiver receipt and reconciliation, pay request reviews and recommendations for disbursement, loan budget and cost analysis, cost-to-complete analysis, change order review and analysis, assessment of conformance with plans and specifications, and analysis of the construction schedule.
