IGLU MASCOT
Today’s students want more than a place to sleep. They’re chasing the five C’s: connectivity (both transport and technology), comfort, convenience, community and, of course, cost. Iglu Mascot delivers the lot. Just 200 metres from Sydney’s Mascot Station, it gives more than 430 students the freedom to live, learn and belong in Sydney’s inner south.
Architect Bates Smart shaped the building around a generous green courtyard, with wings wrapped in bold colour and concrete grids that nod to Mascot’s aviation heritage. Inside, smart apartments mix with social spaces, ensuring residents can plug in, work out, or hang out without leaving home.

When community is the curriculum
High-speed Wi-Fi and study rooms keep students connected; gyms, games rooms and green courtyards build community; rooftop basketball courts, bike storage and BBQ terraces add comfort and convenience, all at an accessible cost.
Balancing ambitious amenity with budget reality
Delivering high-quality student housing in a live urban environment demands clear strategies for cost control and value optimisation. RLB worked closely with Iglu and Bates Smart to anticipate risks, manage supply chain pressures and maintain certainty. The result is a project that balances design ambition with financial performance – and elevates expectations for student housing in Australia.
