Menlyn Maine Central Square achieves 4 Star Green Star SA Custom Rating – the first in South Africa.

Menlyn Maine Central Square, a significant component of the massive mixed-use Menlyn Maine Precinct being developed in the eastern suburbs of Pretoria, South Africa, has been given a 4 Star Green Star Custom Rating by the Green Building Council South Africa (GBCSA). This makes it the first project in South Africa to achieve a Custom rating.
The Custom rating is due to the mixed-use nature of the development. Current GBCSA rating tools are designed to apply to specific building categories (eg; offices, industrial, retail, etc), and as such, no single rating tool is available for mixed-use developments.

Promoting healthy lifestyles in a sustainable city
The entire Menlyn Maine development has been conceived in line with the principles of new urbanism, which emphasise the creation of liveable, walkable, mixed-use environments. All of the Menlyn Maine Precinct’s buildings must achieve a minimum of a 4 Star Green Star SA rating by the GBCSA – hence the need for a Custom rating on the mixed-use component. The aim is to promote responsible and healthy lifestyles in a sustainable city precinct, by also conforming to the standards in the Leadership in Energy and Environmental Design for Neighbourhood Development (LEED-ND) rating system. Menlyn Maine will be the first green precinct in Africa, based on densification, energy efficiency, sustainability and green building principles.
Catering to the residential and office population
Menlyn Maine Central Square will be the focal point of the precinct as the ‘city centre’ of the development. Major features include a 4,100 square-metre Virgin Classic Club gymnasium, a 240-room The Capital Hotel and 12,500 square metres of prime office space. These will be integrated with the 28,000 square metres of boutique retail and a Central Square Piazza, providing outstanding and convenient amenities for office occupants and residents.
The retail offering will include a niche mix of food, services and other speciality stores that will cater for both the significant residential and office population located within a five to ten minute walk from the site.
