This was one of the few commercial developments to take place in London during the downturn in market conditions.
As quantity surveyor, RLB optimised the conditions to make the scheme viable to proceed in challenging times.
The site occupies a prime location in the West End and provides new modern accommodation on Baker Street.
It includes 5,109 square metres of office space and 929 square metres of retail space fronting Baker Street.
Two mirrored residential blocks, totalling 2,972 square metres in 22 apartments, include a basement car park and enclosed ground floor courtyard.
By incorporating CHP and borehole sourced groundwater heating /cooling, it achieved a BREEAM Excellent rating.
The scheme’s success can be seen by the fact that it was fully occupied shortly after completion.
RLB cost-managed the scheme throughout the design development and tender stages for all three contracts of demolition, enabling works and main works.
