PARKLINE PLACE
Delivering Parkline Place in the centre of Sydney required something closer to choreography than conventional construction: two buildings rising in tandem, separate consultant teams moving in parallel, and a new metro station forming the pulse beneath it all.
Designed by Foster + Partners, the 35-storey premium commercial tower rises directly above Gadigal Station – one of Sydney Metro’s integrated station developments. At Parkline Place, workspace, public amenity and transport infrastructure were built simultaneously as a single, carefully timed urban precinct.

Orchestrating complexity in real time
RLB was engaged during the bid phase, helping shape the project’s commercial foundations. Delivery moved forward with multiple teams, contractors and consultants working across two towers – Parkline Place and the neighbouring Indi build-to-rent development – above a new metro station. Few consultants had visibility across the entire precinct. RLB did.
Success on Parkline Place was less about building a tower and more about coordinating an entire urban system. The timing could hardly have been more turbulent. Construction unfolded amid compounding pressures of the COVID-19 pandemic, site lockdowns and supply chain delays, extreme weather, industrial action and rapid material cost escalation. Through these conditions, the project team was sustained by strong collaboration between developers, financiers, consultants and contractors.
A tower composed around movement
Designed by Foster + Partners, Parkline Place offers flexible L-shaped office floorplates and sweeping views across Hyde Park and Sydney Harbour.
The building’s façade interprets Sydney’s sandstone tradition in bronze, masonry and glass, while greenery and shaded public space soften the station entrance below.

Synchronising towers, station and city
RLB’s unusual vantage point across two towers allowed the team to identify risks early while also spotting opportunities for value engineering, procurement alignment and program efficiencies across the broader precinct.
Every moving part finds rhythm
When Gadigal Station opened, commuters arriving beneath Parkline Place encountered a seamless city: trains arriving and departing, public space alive with activity, offices rising above. What they could not see was the choreography behind it – the countless decisions, adjustments and collaborations required to keep a complex urban system moving in time.
