BURLINGAME RANCH

Developed to help fill a housing affordability gap for the local workforce, Burlingame Ranch provides housing that focuses on low costs, sustainable design, good livability, and a sense of community in a beautiful setting.

The project consists of 161 multifamily units in 15 buildings, with three public parks, and links to the recreational trail system for easy access to the active mountain lifestyle.
The buildings are designed for Aspen’s extreme temperatures, with high-efficiency thermal envelopes, simple-to-maintain heating systems with solar hot water preheat, and stacked housing modules for design and construction efficiency.
To protect the nearby river, the difficult sloping site needed careful attention to urban stormwater management techniques.
As part of the integrated project delivery team, RLB collaborated with the city of Aspen and the design and construction teams to plan, design, and construct the family-oriented affordable housing community.
RLB’s initial efforts included project budget development, interfacing with the design team, and a comprehensive public outreach process, as well as being a key part of the city council approval processes.
The firm continued to act as the owner’s agent, providing all-inclusive services ranging from planning guidance to day-to-day construction administration.
RLB was also responsible for managing the project’s cost, schedule, consultant contracts, and project documentation, while implementing a strategic work plan to deliver the project on time and on budget.
