Anchoring Elizabeth Quay’s transformation, One The Esplanade stands as a symbol of Perth’s ambition: a world-class, human-centred workplace designed for a smart, sustainable future. With 6 Star Green Star, WELL Core Gold and 6 star NABERS Indoor Environment ratings, the tower sets a new benchmark for healthy, high-performance offices.

Developed by Brookfield Properties and designed by Hassell, the tower was fully leased on completion, welcoming 3,000 workers to its waterfront address. Celebrated with national honours for development, innovation and commercial architecture – including the Property Council’s WA State Development of the Year Award in 2025 – it cements Perth’s global competitiveness.

Harbouring innovation

RLB led an early contractor involvement cost planning process with Multiplex Construction on behalf of Brookfield Office Properties, refining the scope, cost and program. The RLB team played a key role in negotiating sub-contractor pricing, and vetting contract preliminaries and allowances. This ensured value was locked in from the outset.

When the pandemic struck, Brookfield Properties incorporated hygiene-driven design enhancements to future-proof workplace amenities. RLB moved quickly to resolve the revised scope, preventing delays and helping to deliver the project on time and budget through one of the industry’s most turbulent periods.

Light, landscape and longevity

A three-storey oculus pours daylight deep into the podium – a dramatic feature that animates the spaces below.

By topping out, more than 5,000 tonnes of steel, 39,800 cubic metres of concrete and 1.1 million work hours had shaped the tower.

Country at the core

Shaped in collaboration with First Nations representatives, One The Esplanade showcases Designing with Country principles, with gardens and a public plaza landscaped to reflect the Noongar Six Seasons. It’s a design that honours Aboriginal culture while offering a richer, more authentic experience of place.
