Q3 2026
Highlights
Crane numbers suggest Auckland remains near the bottom of the cycle, with activity concentrated in infrastructure-led work and selective residential developments rather than a broad-based recovery.
There are currently 17 residential long-term cranes, unchanged from Q1 2026. Six new cranes commenced on residential projects in this edition, offset by six removals. The proportion of residential cranes remained steady at around 29% of all long-term cranes.
Residential activity continues across a diverse pipeline of projects, while civic, education and data centre / industrial activity recorded modest increases. Civil projects continue to feature prominently across Auckland, driven by major transport works.
The total value of building work put in place in Auckland in the 2025-26 financial year was down 1.7% from the previous year (to $12.5 billion), well below building work in 2022-23 and 2023-24. The number of new Auckland dwelling consents has risen strongly, up 20.3% in the year ended July 2026 (to 17,260 dwellings).
