This January marks the opening of the new Sydney Fish Market, a once-in-a-generation transformation of one of the city’s most loved institutions and now the largest fish market in the Southern Hemisphere.
Rising from the waters of Blackwattle Bay, the market redefines Sydney’s waterfront experience. More than a place of trade, it is a major piece of civic infrastructure that returns over 6,000 square metres of previously inaccessible foreshore to the public and creates a vibrant new destination for locals and visitors alike.
Designed by 3XN in collaboration with BVN and Aspect Studios, the 64,000 square metre mixed-use development brings together a state-of-the-art fish auction hall, retail and dining experiences, a cooking school, restaurants and integrated parking within a single landmark building. Its distinctive wave-shaped roof references Sydney’s maritime heritage while establishing a bold contemporary identity on the harbour.
Backed by a A$750 million NSW Government investment, the project is expected to deliver more than A$300 million in annual economic and social benefit. It also sets a new benchmark for sustainable public infrastructure, achieving a 5 Star Green Star rating through reduced operational energy demand, low-carbon materials and long-term water and energy efficiency.

Delivered within an active harbour environment and alongside a live market operation, the project required rigorous cost planning and disciplined decision-making to ensure enduring value.
