RLB is very proud to be providing quantity surveying expertise to Cbus Property on their $1billion next-generation office tower, 435 Bourke Street, Melbourne.

Currently under construction, the Bates Smart designed 60,000 sqm premium tower will not only feature a world-class ‘solar skin’ façade but collaborative spaces never seen before in Australia..

The future ‘vertical village’ will set a new benchmark for sustainable office development and design, encompassing 48 levels of premium office space, 1,300 sqm of retail space, 116 car parks, a sky garden and several landscaped open-air or mixed-mode terraces.

435 Bourke has been designed to achieve Net Zero Carbon in operation, with 20 per cent of its fully electric base building electricity requirements generated on site by its solar skin design. The balance of the building will be powered by off-site renewable electricity.

435 Bourke is also targeting a 6 Star Green Star New Buildings rating and a Platinum WELL certified rating. 

Due to be completed in 2026, the new vertical office village will amalgamate the recently demolished 140 and 150 Queen Street and 27 McKillop Street sites with the yet-to-be-demolished 423 Bourke Street site and is anticipated to serve more than 5,500 city workers. 

Commonwealth Bank of Australia (CBA) has recently committed to lease 15,000 sqm across levels one to eight, to provide their Melbourne staff an atrium-style workplace that focuses on being highly efficient and sustainable.
