Peddimore is a prime employment location for national and international manufacturing and logistics companies, 2.5 miles from junction 9, M42 on the outskirts of Birmingham. Situated on a 71-ha site, the employment park is set to create new industry benchmarks for its high-quality design, landscape and focus on sustainability. There will be a new strategic gateway onto the A38 trunk road, a main arterial route into the city centre, and buildings ranging from 70,000 to 1 million sq.ft.

Unlocking green belt potential

Previously designated as green belt land, the development is subject to stringent regulatory and legislative requirements. Our expert team has been providing cost and project management services for Birmingham City Council’s development partner IM Properties.

Our role includes risk management and reporting while developing, implementing, and managing project delivery, design safety and commissioning across the scheme’s separate phases. Additionally, we provide cost control and planning services, as well as reporting on milestone progress and forecasting budgets and programmes. Our experts also handle any change control issues.

Our team is handling several complex contracts, such as Section 278 junction works, internal site link roads, and connecting highway junctions.

Streamlining governance, tracking obligations, and achieving top ratings

Stakeholder management: Establishing a governance structure was fundamental. RLB introduced a web portal, called Project Place, which allowed all parties to collaborate online and share files. A single point of contact was also established to develop relationships with nearby landowners, land tenants, and developers.

Administration of development agreement: We developed a tracker for monitoring key obligations and clauses at various stages of the project.

Programme: The detailed master programme was supplemented by outline and short programmes, and milestones were tracked regularly.

Environmental and sustainable initiatives: The development targets a BREEAM “excellent” rating and EPC A rating.
