Contract Administration and Employer’s Agent

A project’s success depends largely on the effective management of contracts to ensure challenges are overcome and outcomes are achieved. This key role is fulfilled by RLB’s expert team of contract administrators and employer’s agents. We provide a dedicated single point of contact and have in-depth experience of all forms of contracts. Working closely with clients, contractors, consultants and other interested parties, we deliver a seamless service that gives assurance all contractual obligations and relevant third-party agreements will be met.

Report accurately and effectively

Maintaining details for record-keeping and reference purposes is important in itself, as well as for keeping senior executives informed. RLB reports can be tailored to your specific reporting requirements. Besides covering progress and programme, cost and cashflow, quality, health and safety, contractual matters and warranty status, our reports highlight potential risks and opportunities, available options and associated next steps to support decision-making during construction.

Maintain robust change control

The construction stage of most projects involves some degree of change. To provide robust cost and programme certainty during this critical phase, we make sure contract instructions and change orders are issued with agreed cost and time implications. This involves basing the contractor’s submission and agreement on deadlines set at the time of the initial change request and, where possible, using pre-agreed rates.

Our contract administration service begins with the preparation and agreement of comprehensive contract documents which reflect your project goals. Open communication and regular meetings contribute to effective management of the construction phase and successful project handover. All details are taken care of, from the provision of early access and completion of defects, to ensuring notices, certificates and instructions are issued in a timely manner.

Keep projects on track

Employer’s agents perform a variety of duties, not least ensuring adherence to third-party agreements. These could include agreements for lease, funding and development, and agreements with local and highway authorities which require proactive engagement with relevant parties. We will ensure key milestones, including early access inspections and section and practical completion, are planned and arranged in advance, with appropriate notices and invitations issued.

Energy-efficient apartments in the heart of Milton Keynes


Park Square will see four blocks featuring 329 apartments in the centre of Milton Keynes. Park Square is a brownfield regeneration of the former Wyevale Garden Centre which laid derelict for 15 years at Avebury Boulevard, Milton Keynes. It is centrally located alongside key companies’ major offices including supermarkets, car companies and Network Rail. The project is being funded by Corebridge Real Estate Investors.
